What is a viewing?

A viewing is an opportunity to visit the house and assess its condition. Therefore, paying attention to several details and asking relevant questions during a viewing is important.

Planning a viewing

Do you like a house, and would you like to schedule a viewing? Then make sure you do so on time. In an overheated market, you can't always plan a viewing, and you can always cancel it later. You can easily plan a viewing by contacting the selling agent directly.

How does a viewing work?

During a viewing, take the time to examine the house properly. The selling agent will often guide you. Ensure you are well prepared and read the documents sent to you by the estate agent. Make a note of your questions. We have ten house-viewing tips for you.

10 tips for a good viewing

  1. Look at photos of the house and its surroundings before you go. Also, check out Walter's property report, which you can easily access on walterliving.com for each address.
  2. Make a list of questions you would like to ask the estate agent during the viewing. For example: why do the current owners plan to move? When will the property be available? What is the owner's relationship with the neighbor? Are there many viewings scheduled? What is the neighborhood like? How does the bidding process work? Is it by tender? If so, when is your bid due?
  3. Take a notebook and a camera with you to take notes and photos. Ask the estate agent if you can take pictures.
  4. Inspect the outside of the house while paying attention to the condition of the roof, facade, windows, doors, and paintwork.
  5. Make sure you are on time.
  6. Inspect the house thoroughly,  pay attention to details, and ask for an explanation if there is something you need help understanding. Note the condition of the floors, walls, ceilings, lighting, and heating.
  7. Consider whether the house meets your expectations and whether you feel comfortable in it. Note the size and layout of each room. Consider a house's potential; the color of the walls is easily changed.
  8. Check if there is enough storage space. For example, where is the place to store the hoover or ironing board?
  9. Consider if you are interested in buying the house and discuss this with your estate agent or seller if necessary. Ask if there are many interested buyers.
  10. Also, visit the house at different times of the day. For example, can a playground in front of the house be pleasant, or is it a hangout for youngsters in the evening? What is the traffic like during rush hour? Drive past the house at different times of the day to find out what the neighborhood feels like.
