The key handover is the final step in the buying process—when the home officially becomes yours. It usually takes place at the notary’s office, right after you sign the final deed of transfer.
Here's what typically happens:
- Final document check – You’ll review the deed of transfer and the financial settlement (also called the nota van afrekening).
- Signing at the notary – Both you and the seller sign the official documents.
- Handover of keys – Once the signatures are done and the notary confirms everything is in order, you’ll receive the keys. The home is now legally yours.
A few important tips:
- Do a final inspection – This should be done just before the notary appointment. Check that everything is in the agreed condition and note the utility meter readings together with the seller.
- Arrange your home insurance – Make sure your building insurance (opstalverzekering) starts the moment you become the legal owner. This is often required by the mortgage lender.
- Plan your next steps – With the keys in hand, you’re free to renovate or immediately move in, depending on your plans.
