What is a desktop appraisal?

Your buying agent calculates the appraisal value of the home without physically being on-site. We call this the desktop appraisal.

The value of the desktop appraisal gives a good idea of what the house is worth in the current market. This allows you to assess whether the asking price is low, high, or realistic.

Sellers generally know what their home is worth. Therefore, the appraisal value is often the minimum amount for which sellers want to sell their homes. In a hotter market, you have less chance of winning with the appraisal value because other buyers are willing to outbid you.

Mortgage suppliers are usually willing to finance up to 100% of the appraisal value. Do you bid above this amount? Then you will have to use your own money.
