How do I make an offer on a home?
Once we've shared our market and home-value analysis and your dedicated Walter advisor will place the bid and negotiate with the sellers when you're ready. We will keep you in the loop of any updated daily.
Do you take care of the inspection and appraisal report?
Yes, we do. The price includes an official appraisal report — accepted by all mortgage providers in the Netherlands, building inspection, and paperwork check.
Where is Walter Living based?
Let's just say it's not somewhere where the traditional agent is going to find us. Our team works entirely remotely in cities across the Netherlands and Belgium.

How does the pricing work?
Walter has performance-based pricing — no fees until you buy a home. That means it's free to meet and chat with our home-buying advisors. Once we win the bid for your new home, the flat fee of €3,950, is paid at close (at the notary).
Do you charge a different fee for bigger homes?
No. Our flat-fee model means we will charge a fixed rate for our services rather than a commission based on the final sale price of your home.
Can I cancel if I change my mind?
Yes, you are free to cancel at any time. If you are unhappy with our services, you can work with any other real estate agent. We won't charge you for any work done.
Is there any cost or obligation if I decide to work with Walter?
No, Walter charges zero fees until you buy a home with us. You can place an unlimited amount of offers. Most homeowners who work with us secure a winning bid in the first six weeks.
