What to consider when buying in Kern Koewacht

Pros:

• Dead quiet. No through traffic, no nightlife noise. Corn fields and dikes dominate the soundscape.
• Incredibly cheap housing compared to any Dutch city. A modest family home costs half what you'd pay in Vlissingen.
• Direct access to open countryside on foot—walk out your door onto the Westerschelde dike path.
• Elementary school (Koewacht) is in the village itself, no commute for young children.

Cons:

• You need a car for almost everything. Nearest supermarket is in Terneuzen (8 km). No regular bus service between Koewacht and larger towns.
• The train station is in Terneuzen, 10 km away by car—daily commuting to Antwerp, Rotterdam, or Amsterdam means 45+ minutes minimum.
• Serious flood risk. You're on low-lying polder land; Westerschelde storm surge is a real seasonal threat.
• Social infrastructure is minimal. No cinema, no restaurants, no sports clubs visible from the street. School activities and children's entertainment require driving to neighboring towns.
