Great example of tech enablement I came to WalterLiving on the recommendation of a colleague. Played around with the AI to get a sense of how good the platform is. This is obviously subjective - but I threw everything I could at it - and it reasoned out circumstances and responses really well. Hester was always immediately available—super quick, responsive, and incredibly agile. No matter the question or situation, she was on it right away. What really stood out was her attitude when we brought some unconventional challenges to the table: bidding on a not-yet-built house, and later navigating a property with an upside-down layout (living room on the top floor). She was always positive, proactive, and ready to take on the challenge without hesitation. There was never any sense of hurry or pressure. Hester remained calm, patient, and genuinely supportive at every step, which made a potentially stressful process feel smooth and reassuring. Even when the seller’s agent was, in our view, not particularly best, Hester completely made up for it—she ensured the process was convenient, transparent, and truly in our best interest. Also we had 2 sessions about 2 houses in Eindhoven with WL experts. The second house we won with the help of Hester. It was the second house we were bidding on, and we won it! Zo blij met Walter Living en met name met Emmely van Grinsven. Eerste bod op huis, net niet goed geluisterd naar Emmely en was ik tweede. Maar...tweede bod, mijn droomhuis gevonden. En dat in precies drie weken, in Amsterdam. Altijd bereikbaar, accuraat, vriendelijk, toch kritisch. Goede informatie waar ik zelf geen tijd voor heb om uit te zoeken. Ik had het all-in pakket. Zoeken en bezichtigen doe je zelf, wanneer je denkt, dit lijkt mij wat, vraag je een biedadvies. Ben niet zo'n Trustpilot schrijver, maar nu wil ik toch echt mijn zeer positieve ervaring delen. Doen!

The data they have seems pretty good. Due to my work schedule, I decided to get advice from one of their makelaar and paid for the complete service. Once I paid for that, the relationship with the makelaar went downhill quickly. She certainly wasn't there for me until I got the keys. I ended up having an issue and I called the mortgage broker (who will be getting a 5 star review). He was great. I should have paid for a local makelaar instead. They also overcharged me.

Super ervaring! Dienst gebruikt: 1 sessie met Hester (online call) + 995 euro voor overnemen onderhandeling en in gang zetten van een paar essentiele stappen. Wij hadden al een bod gedaan zonder hulp van makelaar (o.a. o.b.v. Walter platformdata insights), maar wilden graag wat professionele hulp bij de onderhandeling die ging volgen. Om 16:00 uur bedachten we dit, de volgende ochtend om 09:00 uur hadden we al een gesprek. Hester kwam al voorbereid binnen. Dankzij het Walter-platform merk je ze razendsnel aan de slag kon en goed inzicht heeft in de markt. Ze was zo enthousiast, ik zou bijna zelf makelaar willen worden! En goed nieuws, eind van de ochtend was ons bod geaccepteerd! Ze heeft ons vervolgens uitstekend geholpen bij het afronden van de onderhandeling en het inplannen van de bouwkundige keuring. Ook het vervolgtraject via Walter is heel handig: zodra het bod is geaccepteerd, doorloop je een duidelijk stappenplan waarin je meteen je personalia invult, je ID-check doet en alles overzichtelijk kunt aanleveren. Geen losse mailtjes of bijlagen die je in een gestresst moment per ongeluk vergeet — alles is goed geregeld en duidelijk. Wat ook top is, is dat je diensten 'modulair' kunt afnemen voor wat je precies nodig hebt, en niet direct een volle makelaarsprijs hoeft neer te leggen voor een huis dat je misschien ook wel zonder makelaar had kunnen vinden. Zo kiezen wij ervoor om de administratieve afhandeling (inplannen taxatie, afspraken met notaris, eindinspectie e.d.) zelf te organiseren (dat ligt niet aan de dienst van Hester/Walter, maar is puur om geld te besparen).

The fairy god-mother of home search! Lisa van Meurs at Walter Living was absolutely fantastic in our search for, bidding and purchase completion of our first home in the Netherlands. If you are an expat, beware the Dutch do everything differently. I have a PhD in Architecture and am a Chartered Construction Manager, still dealing with Dutch property professionals felt like hitting my head against a brick wall. This was very much worth the money for us. We planned in a session on a Wednesday, then decided to ask for Emmely as our "aankoopmakelaar". Had another chat Wednesday afternoon and Emmely got in touch with the selling realtor. I heard Walter Living from someone who I know and I was generally happy about that. Walter Living is data based company for the customers to buy house with reasonable price. Their platforms are powerful and you can find real housing prices throughout the Netherlands, so you can draw your own realistic picture for your future home. Their staff for negotiations were great in general. And they are really open to hear your thoughts so you can trust their expertise and they even provide the help with arranging technical inspection and appraisals. And I got huge support after everything is done. I had a problem with seller side and even though it was not that successful, but the makelaar was with me and she stood by me for all the issues I wanted to raise. One thing that could be better for this company is about the final inspection and notary part. I know there is a mortgage arranging part and after completing them, I felt a bit lonely and I needed more support. Maybe there the lower price than other makelaar came through, but anyway, I was generally happy with Walter Living and if I have to go back to the housing market, I might be with them once again.

While I appreciate the amount of information Walter Living provides for helping to buy a house, I do find the values of properties and their recommended offers are quite high due to basing numbers off of previous years data. Those types of increases are unsustainable but the calculations don't seem to take that into account. If everything kept increasing by 8-15% year after year, then single room apartments in Amsterdam will cost well over a million euro in a few years which is just not sustainable.

When I arrived in Amsterdam on January 20, I had already been on Funda everyday for almost 2 months searching for homes and analyzing the market from the United States. All I read about online was how competitive the market is and how there is a housing shortage and how it can take up to 6 months and many offers before your offer is accepted due to overbidding. The appointment kept shifting…meanwhile, I went back online to see about Walter Living which I had been thinking about using for months…fixed fee, access to their algorithm, online only help. It is SO EASY to ask Walter Living to book viewings for properties I was interested in…to get the comparables…to have an idea going into the viewing of what the seller is expecting as an offer, what the market predicts, what the conservative offer or the All In offer would be…this is my dream scenario. I love numbers. I love analytics. Trends and numbers don’t lie. Average price per square meter doesn’t lie. After walking neighborhoods and looking at the outside of places I was interested in viewing, I went to see my second apartment. And I fell in love. I fell hard. It was EVERYTHING I wanted—the neighborhood, the size, the layout, the appliances, the light. Emmely and I strategized hard. We met at least two times online and emailed regularly to go over how to approach the offer. She was thorough and thoughtful and strategic and resourceful. She told me to write a letter to the sellers telling them what I loved about their home and explaining a bit about myself. She spoke with the selling agent multiple times before the offer deadline to make sure she understood what the sellers wanted (as much as was fair for the selling agent to share—nothing sneaky). When she put in my offer, I knew we had done everything possible to ensure it was competitive. AND IT WAS ACCEPTED!!! My first offer on an apartment in Amsterdam was accepted. It was a miracle. Now I’m two weeks away from moving into my dream apartment. This would not have been possible without Walter Living. They offer the best market information and support I can imagine. I can not recommend them highly enough. If you want to compete successfully in this market, you need Walter Living analytics on your side.

Toch kreeg ik het volgende advies: Realistische bod volgens Walter was € 1.031.000 (€ 136.000 boven de vraagprijs) of een "all in optie" van € 1.135.000 (€ 240.000 boven de vraagprijs). Ik kreeg vervolgens de vraag wat ik van dit advies vond. Ik heb sarcastisch aangegeven dat ik niet echt onder de indruk was. Welke idioot biedt zoveel boven de vraagprijs als dit huis al 16 maanden te koop staat? Vervolgens wenste ik ze succes met het bedrijf omdat ze dit, met zulke adviezen, hard nodig zouden hebben. Als ik een huis probeer te verkopen, hoop ik dat de kopers zo'n aankoopmakelaar inschakelen. De reactie van Walter: " incredibly rude" en "glad you're going elsewhere with your business". Lekker professioneel dus.

After getting a feel for the market and failing to purchase a few times even if we overbid we decided to go for the all digital experience that Walter Living offers. The process went smoothly, they arranged all the requested viewings and you can choose to go with an agent or by yourself. The technical inspection professional they hired was good, they also helped a lot with the mortgage issues and all our questions in a very pleasant way. All remotely and customized which we prefer anyhow. As a piece of advice for buyers, the cost negotiation is a very personal matter relying first on your budget and guts, and you cannot expect the agent to always get you an amazing price. In 2021 op een zeer overhitte markt een huis gekocht. Waar iedereen met een ton aan het overbieden was, hebben wij 35.000 euro kunnen onderbieden omdat we beschikten over data van verkoopprijzen in de buurt, en tijd en duur dat een huis te koop was gezet. Sinds de aankoop is de waarde van het huis aanzienlijk gestegen. Dus hele goede aankoop gedaan dankzij WalterLiving. Helpt om op objectieve manier een strategische aankoop te doen. Destijds was hun dienst nog gratis voor de eerste 10 huizen. En iets van 10 euro per maand voor een abonnement. En iedere maand gratis webinars. Nu €3950! Maar als het je lukt daarmee een goede aankoop te doen dan kan het misschien de moeite waard zijn. Ik heb toen nog geluk gehad denk ik.

The communication was okay, they performed the work they promised and eventually we got the apartment we wanted. However, there was no attention to detail and it was quite clear that our agent (Martine) just wanted us to sign off asap on any apartment we would show her. Next time I would definitely hire an experienced agent even if it costs more, so they can at least attend the viewings with us and give honest opinion about the houses, not just “that’s a great find” on literally every property. The most disappointing part was technical inspection. Due to the lack of experience, we trusted the Walter Living to perform/hire someone professional. The technical inspection report was basically “perfect” on paper, no things to repair/change. What we ended up discovering a couple of months after moving in was 1) The fire alarm not working with an expiration date (written on it) being 2015. 2) The heat recovery system requires ducts cleaning asap. So overall, they deliver what they promise, but done hastily.

I bought my first apartment with Walter (the agent was Steven van Wel). Downsides: The agent was not present in person on any of the steps (that was fine with me). It is quite difficult to book a call quickly because there are not many slots, so most of the time you have to communicate via email. Upsides: The valuation report and technical inspection is included in the price, which takes a lot off your shoulders. You only need to handle mortgage yourself. The email responses are quick and detailed, all my stupid questions were answered and I felt confident and informed throughout the entire process. The trickiest part is bidding and a web app makes that task a lot less magical. You can see what is taken into account, how the final prices are calculated, and even make changes yourself. It was very nice. Overall it was a great experience and Steven made buying an apartment a fun and exciting journey.

Volgens mij wordt er gekeken naar de WOZ waarde en de verkoopprijs van een tijd geleden. De gegevens kloppen niet van het huis waar ik interesse in heb, er staat 1 laags, terwijl er 3 lagen zijn. Het huis is compleet verbouwd sinds de vorige verkoop, en de prijs is zelfs 25000 lager dan de buren, die helemaal niets verbouwd hebben.

Short: Great service especially for first-time buyers. Package deal for start-to-end support amortizes itself quickly. Detailed: I got to know Walter Living through the browser add-on "Betrap de Makelaar". When my plans to purchase a home became more serious, I signed up for "Buy with Walter" - an all-inclusive service package that helps buyers to place a reasonable bid on a property and includes help for the several follow-up action once a bid was accepted (appraisal, inspection, contract check-up etc.). The price for the package is competitive with purchase agents (i.e. fees are lower). However, you do not get access to the "Coopan" platform or other "under the radar" options to get to know property placements before they appear on Funda and the likes. It depends on the (housing) market situation whether this is something you can do without or not. The data-driven price finder helps to get a good idea of a price range for your desired property. The model price will be reviewed by a human before a bid is actually placed. In my opinion (but again, this may depend on the market situation) through this you likely save more than Walter's fee when placing a bid. Staff is very friendly and hard-working: Often I received answers to questions after-hours and on the weekend. Response time is very good, you never have the feeling to be left alone. I can recommend "Buy with Walter" as a solid alternative to buying agents. I just purchased my home with their help and would use the service again if I were to make another purchase in the future.

Back in 2021, I bought my first home using Walter's trial period that was then available for just a week (it's now free for everyone). I compared 3 "starters" apartments in my area, and saw that my current one was the fixer-upper I was looking for, in the city center, with some room for negotiations as it wasn't in tiptop condition. I managed to underbid by 15K, and added that to my "bouwdepot", for renovations! The other two were "slightly" more renovated, i.e. in a spick-and-spack kitchen but terrible bathroom (reminded me of hostels), and eventually sold for 40K above asking, or almost 70K above what I bought my place for, for less square footage, and way further away from the center (!) Glad to know Walter is now a free service for all, and thanks for helping me purchase my first home! Highly recommended for expats.

My advisor was Martine and she excelled in her approachability (it was very easy to ask any questions, she was always detailed and precise in her replies), availability (my emails were answered within one day, but often within couple of hours) and domain knowledge – I felt that she knows not just the real estate market itself, but also how things are done, what seems fishy, what not so I could always rely on her advice. Also the app support that Walter Living has to estimate the appraisal value was helpful – we could see if there is a point in even bidding on the place depending on all the metrics that the app takes into account. Al sinds geruime tijd hebben wij een Walter-plus abonnement. Daarmee zijn de beschikbare excel-gegevens makkelijk te analyseren. Hartstikke handig en sinds kort zijn de overzichten ook nog eens aanzienlijk verbeterd. Van sommige verkopen zijn de gegevens pas na een enige tijd beschikbaar, maar dit ligt niet aan Walter Living, maar aan het tijdstip van inschrijving in het kadaster. Wij zochten al ongeveer een jaar naar een geschikte woning, precies in de hectische tijd dat bieden bijna altijd op inschrijving ging. Dit is enorm frustrerend, want telkens zit je ernaast. Ook na flink overbieden… Daarom besloten wij om voor de aankoop de hulp van Walter Living te vragen. Zo kwamen wij in contact met Martine de Ridder en… gelijk in de EERSTE KEER raak!! Leun maar lekker achterover, want Martine doet werkelijk alles voor je. Top...! ;-) Ik raad Walter Living zèker aan!

Op zich natuurlijk wel aardig om verkoop gegevens te bekijken die makelaars angstvallig voor zich houden. Gegevens zijn, lijkt het, echter weinig actueel waardoor maar tien procent relevant is. Lijkt het! Men heeft er zelf een cbs index overheen gegooid zodat de prijs is gecorrigeerd. Dus niet zelf nog eens corrigeren. Het is echter wel fijn om zelf ook dat inzicht te hebben! Ook bijvoorbeeld de postcode zodat je zelf databases kan koppelen en beter filteren. Zou fijn zijn als er meer actuele verkopen bij zaten, ook vraag ik mij af waarom er verkochte huizen ontbreken.

Geslaagd in het aankopen van een huis, taxatie en bod bleek binnen 2% te kloppen met de indicatie van Walterliving. De data in de app zou nog wat recenter kunnen. Het zou mooi zijn om eigenlijk ook te kunnen zien wat ongeveer de rentestanden of liever nog de maandlasten (bij 100, 90, 80%, laagste hypotheek) ongeveer zijn op het moment waarop referentie woningen aangekocht zijn. Ik merkte dat ik het nog best lastig vind om de historische (geïndexeerde) verkoopprijzen te extrapoleren naar een passend bod en ik merkte dat ik eigenlijk de onderbouwing / rekenmethode wat te ondoorzichtig vind, om direct conclusies uit het woningwaarde diagram te trekken. We hebben ook een eerder bod gedaan op een opgeknapte jaren 60 woning, maar die bleek voor 40000 boven de walterliving waardeindicatie verkocht te zijn.

Ik vond het een fijne ondersteuning in het zoeken naar huizen. De automatische waardebepaling was helaas te vaak niet accuraat. En ik snap dat dat lastig is, maar als het huis alsnog voor een ton meer verkoopt, dan is het dus eigenlijk nutteloos. De verkoopprijzen van andere huizen waren wel erg fijn, in combinatie met het kunnen zien van vergelijkbare huizen, was het alsnog een goede tool om een bod te helpen bepalen.

Na opheffen van miljoenhuizen.nl de enig mij bekende manier om info te achterhalen. Wel vervelend dat na afsluiten abonnement een duurder abonnement nodig is om werkelijke verkoopprijzen te zien. In basis onbegrijpelijk dat openbare informatie als verkoopprijzen van woningen zo afgeschermd is voor gebruikers.

Het proefabonnement kon ik niet afnemen, kreeg daar ook geen melding van toen ik toch een abonnement voor 8.99 koos. Daarna had ik geen baat bij de geleverde informatie. Het wisselt erg per adres wat je te zien krijgt. En ongemerkt word je op de site verleid om, per ongeluk, een heel grote aankoop te doen. Daar ging ik per ongeluk bijna in mee. Waarschijnlijk voor anderen wel een goede site want volgens mij wel weinig van dit soort websites met deze informatie, behalve kadasterdata natuurlijk.

Als starter zijn wij gemakkelijke prooien voor gladde verkooppraatjes, maar Walter Living heeft ons geholpen het hoofd koel te houden. Nog geen 3 weken na het nemen van Walter Premium zeg ik het abonnement alweer stop, want onze missie is al geslaagd! We hebben onze droomwoning gevonden voor een zeer schappelijke prijs. Wel jammer dat gegevens niet ouder zijn dan een paar jaar en dat de laatste drie maanden niet worden meegenomen in de gegevens. Je loopt dus altijd (maar waarschijnlijk vanwege inschrijving in Kadaster) drie maanden of meer achter bij bepaalde woningen.

Geeft veel meer duidelijkheid over de huizenmarkt. Voor zowel koper als verkoper. Als verkoper heb ik Walter Living gebruikt bij de selectie van makelaars. Dat was nog wel een hele klus, maar met de excel-output functie en funda was ik in staat de prestaties van Makelaars in beeld te brengen. Dat leverde toch een andere uitkomst op dan een selectie op basis van gevoel.

Vrij teleurstellend als het gaat om de meerwaarde die Walter Living levert. Het is inderdaad wat het is: een zoekalgoritme werkend op toch al vrij te verkrijgen internet gegevens. De instelling van de bandbreedte voor de waardebepaling is dermate grof dat je er niet veel aan hebt. De geactualiseerde waardebepaling is niets anders dan een extrapolatie van gemiddelde marktwaarde stijging/daling en houdt dan ook geen rekening met specifieke locatie gegevens.

Wij hebben Walter Living gebruikt om te kijken wat een reeel bod zou kunnen zijn op woningen die wij op het oog hadden. Wij zijn erg blij dat we dit hebben gedaan. We konden de verkoopprijzen ind ebuurt vergelijken en zien met welke percentages er was overboden. Zo hebben wij een fijne woning kunnen bemachtigen.

Regelmatig gebruik gemaakt van de betaalde dienst van Walter Living. Het bod dat men adviseert lag structureel te laag, maar ondanks dat is de tool superhandig om een beeld te vormen van wat een goed bod is op een huis. Handige interface, mooie integratie met Funda (doorklikbaar) en een redelijke prijs. Ook handig om te gebruiken om de verwachte opbrengst van je huidige woning te bepalen als je een doorstromer bent.

Het is een prima tool om een inschatting te maken voor de aankoop van een woning welke veel info geeft in de omliggende panden. Hierdoor kan goed doorgrond worden hoe de prijzen liggen in een bepaald gebied en wat houvast geeft wat je zou moeten bieden. Ik mis nog wel de informatie vanuit bijvoorbeeld het kadaster hoe precies de percelen lopen. Ik zou dit nog wel handig vinden. Ben je echt bezig om een woning aan te kopen dan is een tool als deze onmisbaar.

Zeer kundige gedetailleerde rapporten waarop onmisbare informatie te vinden is. Op basis van deze informatie heb ik mijn al mijn biedingen afgestemd. Wel een klein geschilpuntje gehad over het verdwijnen van mijn downloads/rapporten na afloop van het abbonement. Maar deze feedback is meteen opgepakt en op een zeer klantvriendelijke wijze opgelost! Ze zijn nu ook technisch bezig om deze downloads nadien beschikbaar te maken.

Walter heeft een aantal hele handige features. Wij hadden de variant van ongeveer 9 euro per maand. Hierbij zie je een percentage dat onder of overboden is, de vraagprijs en de huidige geschatte waarde van vergelijkbare huizen. Nadeel is dat de percentages en prijsschattingen helaas achterlopen (maand of 3) en daardoor geen recht doen aan de snelle korte termijn ontwikkelingen in de huidige markt. Als ze dat weten op te lossen dan is de software nog beter!

Had graag gezien dat het overzicht van vergelijkbare woningen (a) uitgebreider is met WOZ en historie langer dan 1jr terug, en (b) een filter heeft met de radius vanaf het referentie object. Om het overzicht completer te krijgen moet je meerdere referentie objecten nemen als uitgangspunt om andere/ extra woningen in je overzicht te krijgen. Verder vind ik het jammer dat de koopsom beperkt en erg laat beschikbaar is na passeren en inschrijving kadaster (waarschijnlijk) en de data niet veel sneller via NVM Tiara komt. Naar mijn mening een te duur betaalde Premium variant met te weinig meerwaarde boven de gewone variant.

Wij hadden ten tijden van huizen zoeken en bezichtigen het plus pakket (€8,99) om meer inzicht te krijgen van het huis, WOZ en de omgeving. Op het moment dat we begonnen met bieden hebben we het premium abonnement aangezet (€49). De biedingsstrategie die Walter met je deelt is zeer waardevol en bij ons tweede bod op een huis was het raak! We hebben een mooie woning voor een goede prijs kunnen kopen. Ik zou Walter Living zeker aanraden. Hun klantenservice op Whatsapp is ook gemakkelijk en ze reageren snel. :) PS. Ze herinneren je ook aan het verlengen van hun abonnement, dus je kunt het 1 dag voor de verlenging gewoon uitzetten als je het niet meer nodig hebt, zoals wij! Dat vind ik echt service.

Een handige site als je een huis gaat kopen of je oriënteert. Je ziet wat de m2-prijs in de buurt is en wat er meer of juist minder geboden wordt. Een verbetering zou zijn als je het perceeloppervlakte mee kan laten tellen. Nu is de m2-prijs soms wat vertekend door huizen met een grote lap grond (of juist met een mini-tuintje). Ook zou ik wel willen zien of de grond bij een verkochte woning in erfpacht was of in eigendom. Maar al met al is het zeker een handige site met goede informatie.

Super handig om te kunnen zien voor hoeveel boven de vraagprijs huizen daadwerkelijk zijn verkocht. En ook de aangepaste vierkante meterprijzen bleken aardig te kloppen toen wij zelf biedingen gingen doen.

Zonder makelaar een huis gekocht en Walter heeft hier zeker bij geholpen! En voor iedereen die denkt dat je vet moet overbieden: wij hebben maar 4% overboden ondanks gemiddelde veel hogere overbiedingen in die buurt. Met alle data die je binnentrekt krijg je vrij snel een idee wat je minimaal moet bieden voor een huis om überhaupt kans te maken, dit geldt vooral voor de huizen die ver onder de marktwaarde in de markt gezet worden. Verder gewoon goed kijken wat andere huizen deden via tabelletje dat je krijgt met historische transacties en hoe vergelijkbaar ze zijn. Voor het uiteindelijke bod moet je toch gewoon met gezond verstand doen o.b.v. m2 prijs, ligging, afwerkingsniveau, dus vertrouw niet blind op de data (of geautomatiseerde biedstrategie) maar neem het mee in je overweging. En je kan altijd overboden worden door een absurde overbieding, maar dat is de markt nu: wat de gek ervoor geeft. Niet getreurd dan, want had je dan meer willen bieden?

I used Walter All-in-one instead of a traditional real estate agent and it was the BEST experience. The real estate agents I contacted asked for more than twice what Walter was charging me and they didn't want to work with me unless I was willing to pay 50k Euros more than the appraisal value already. With the guidance I received from Walter's online buying agent, I managed to buy below appraisal value in such high market conditions!

Zonder Walter Living was het erg moeilijk geweest een winnende bieding uit te brengen. Er valt overigens nog wel wat aan af te dingen, want ik heb een (veel) hoger bod uitgebracht dan het hoogte biedingsniveau. Ik heb uiteindelijk € 485.000 k.k. geboden terwijl de "ziet er als nieuw uit'-waarde € 471.000 was, dus ik heb zelfs boven het hoogte niveau er een schepje bovenop moeten doen. Ik had de verkoopprijzen van soortgelijke woningen in dezelfde straat namelijk van mijn aankoopmakelaar gekregen. Daardoor wist ik dat ik nog boven het hoogste niveau van Walter Living moest gaan bieden om in 1 keer het hoogste bod uit te brengen. Ondanks mijn 'voorkennis' die ik via mijn aankoopmakelaar had, vind ik de Walter Living App toch een geweldige dienst. Je krijgt met Walter Living gewoon veel meer inhoudelijke kennis van de woningwaardes van huizen in de buurt en de recent verkochte woningen. Al met al een top dienst die ik iedereen kan aanbevelen.

Wat een FANTASTISCH bedrijf!! Ik raad echt iedereen die een huis wil kopen aan om van Walter Living gebruik te maken! Ik maak zelf al een tijdje met heel veel plezier gebruik van de verfrissende, transparante service van Walter Living. De founder Steven is ontzettend begaan met zijn klanten, en zet zich oprecht in om met zijn team jouw droomhuis te bemachtigen voor een zo redelijk mogelijke prijs. Hiervoor gebruikt Walter Living zoveel mogelijk beschikbare data waar ze hele heldere en scherpe projecties mee maken, en waar ze jou als koper ook met veel geduld en passie doorheen lopen. Daarbovenop kunnen zij ook nog eens het bod voor je plaatsen! En dit alles voor een super lage prijs!! (Waardoor je nog wat overhoudt voor meubels, minder hoeft te lenen, of wél het bod kan plaatsen dat je nodig had om het huis gegund te krijgen). Mede dankzij de feitelijke data en het interpreteren van geïndexeerde cijfers in combinatie hoe je een biedingsbrief opbouwd heeft er toe geleid dat het huis ons gegund is. Persoonlijke tip die ik potentiële bieders kan meegeven is deze: naast een passend bod en aantrekkelijke voorwaarden (flexibele overdracht en een deel met voorbehoud en klein deel zonder voorbehoud van financiering) zorg voor een persoonlijke noot die in je biedingsbrief terugkomt. Wij hadden de (fruit) de bijzondere plek genoemd en de tuin genoemd. Tijdens de bezichtiging een potje huisgemaakte jam met naamkaartje achtergelaten. De verkopers viste onze brief er uit: “de mensen van de jam” en die combinatie hielpen de verkopers een beeld te vormen van ons en heeft de gunning mede bepaald. Er waren namelijk drie biedingen met hetzelfde bedrag.

Dankzij het rapport van Walter living hebben wij zelfstandig een schep bod kunnen uitbrengen. En hebben we na 3 weken zoeken als starters in Utrecht stad een mooie benedenwoning kunnen kopen met grote tuin! Het geeft veel peace of mind om nog voor een bezichtiging alle data voor je te hebben of wellicht zelfs de moeite kan besparen de woning te bekijken. By using Walter Living Plus for about 6 months, we managed to learn a lot about the market and eventually bought a house in Utrecht without a purchase broker. Pros: 1.The platform is very easy to use. The Plus subscription is not expensive. 2. The comparable transactions give an idea about the price level of the neighborhood and the bidding trend, which helps a lot to form a bid. 3. It also provides indexed prices which completes the picture of the market. 4. Now they are using the sales date in the Funda listing rather than the Kadaster registration date, which is more accurate than before because there is usually months of delay between offer is made and the transaction is recorded in Kadaster. Cons: 1. I have doubts about the reliability of the automated valuation by Walter Living which sometimes seems really off. It'd be good to provide more details about the algorithm. For example, I have the feeling that the size of backyard has a heavy weight in the valuation. Some houses seem to be valued at a ridiculous high value simply because of a large backyard. But then no two houses are exactly the same. I suggest checking the details of each comparable to have a better judgement. 2. The website is expat friendly. But the online workshops are only in Dutch. Maybe good to organize one in English from time to time as well. Overall, I recommend Walter Living to educate yourself about the market. I am happy to see that Walter Living really cares about their users and is always trying to improve the product. Thank you and keep up the good work!

Walter is een heel handige tool om in te schatten wat de woningwaarde is en wat geboden moet worden. Wat beter kan (ik weet niet of dat technish mogelijk is) is om meer actuele data te gebruiken voor de woningwaarde. Deze data was vaak wel 3 maanden oud, wat in in deze markt vertekenend kan zijn. Daarnaast zou een betere onderbouwing van het biedingsadvies prettig zijn. Ondanks dat het gebaseerd is op biedingspercentages in de buurt, lijkt het toch wat uit de lucht gegrepen. Iets meer toelichting hoe je bij de % komt zou goed zijn. Al met al toch heel tevreden. Mede op basis van Walter m'n eerste huis gekocht. I was told by so many expats and Dutch people alike that "you have to overbid to win", but there wasn't comprehensive datasets to support this claim. I found about Walter Living accidentally and signed up for the trial, found two listings I was interested in and around my budget. Apartment A was listed at 200,000 but WL records showed that the area and building were prone to overbidding by up to 15%. The agent at the viewing confirmed the owner was looking for 15-20% more. Apartment B was listed at 230,000 but the records showed the area had no overbidding competition, despite being located more centrally. This was confirmed by the agent. I negotiated with the agent for apartment B, having seen the data, and they accepted a below asking price bid!

Ik heb Walter Plus gebruikt om inzicht te krijgen in de verkoopprijzen van huizen. Voor de prijs die ze hiervoor vragen, krijg je echt veel informatie die steeds uitgebreider wordt. Naast verkoopprijzen, ook historische prijzen van de woning en foto's van andere verkochte woningen. Wel heb ik het gebruikt voor de aankoopwoning in een stad, dus daar is wellicht meer data dan dorpen (hoewel ik denk dat het daar ook zeer waardevol is). To me, the one and huge problem with this website is its standard bidding strategy for all properties. Walter suggests bidding at least 7 % higher on the asking price. It doesn't take into account the worth and already high asking price of the property. Such bidding strategies are responsible for crazy price rise in house prices. There is no logic!

I’m not unhappy that I did; for the price of one month I received some reports with relevant information as described. But I was surprised that some things like recent sale prices required the higher subscription; that all of the reports were too similar (possibly because all of the houses I viewed were in one stadsdeel); and that there were so many places in the reports and website where the buying service was promoted. I was personally hoping for more of the raw information.

Walter Living is oprecht een fantastische website. Als je actief op zoek bent naar een huis, is het super handig om te weten voor welke prijs vergelijkbare huizen in de omgeving uiteindelijk zijn verkocht. Ik was erg blij met mijn membership. Het heeft me zeker geholpen in mijn zoektocht naar een huis.

Erg handig en fijne tool. Ik heb als starter een huis gekocht met de hulp van deze tool en zonder extra kosten voor een makelaar. Dikke aanrader!

Voordat mijn vriendin en ik Walter Living gebruikten, hebben wij meerdere keren geboden op een huis en steeds allerlei rapporten opgevraagd bij verschillende instanties. Na dat een aantal keer te hebben gedaan, waren we dat beu en besloten we eens verder te kijken. Al snel kwamen we uit bij Walter Living. Walter Living biedt een heel mooi overzicht met heel erg veel gegevens over de verkochte huizen in het verleden. Hiermee kun je voor jezelf in ieder geval al een goed beeld krijgen van wat de daadwerkelijke waarde zou kunnen zijn. Wat je echter wel in de gaten moet houden, is dat de waarde die Walter Living geeft volledig gebaseerd is op de verkopen in het verleden en niet alle omstandigheden meeweegt. De taxateur zat bij ons dan ook een stuk hoger (5% boven de waarde van Walter Living) bij het taxaren dan Walter Living.

Ik wil een rapport opvragen over een huis wat ik wil kopen. Dan moet ik zelf het aantal kamers en de grootte van de tuin invullen. Lijkt me dat dit toch bekend is? De spreadsheet met vergelijkbare huizen liggen in andere delen van de stad. Daar heb ik dus niks aan. Zonde om een los rapport te kopen!

Walter gaf ons een goed beeld van reële prijzen in een gekke markt. Vooral het beeld van de vraagprijs en de daadwerkelijke verkoopprijs en de koppeling met de verkochte objecten op Funda hielp ons.
