• Far cheaper than comparable waterside homes in populated areas like Groningen or Friesland.
• Quiet and genuinely isolated—no through traffic, no tourist crowds, minimal light pollution at night.
• Surrounded by working farmland and nature; the Dollard estuary to the north is excellent for birdwatching and cycling.

Cons:

• Delfzijl itself is economically struggling; the industrial heyday (shipyards, chemical plants) is over, and services are limited.
• You'll need a car for almost everything: the nearest supermarket is 5+ km away, and bus service is sparse (no rail station within reasonable distance).
• The Uitwierde area floods occasionally; despite dikes, storm surge and heavy rain can cause problems.
