• Cycling infrastructure is solid; the Strijp-S and Strijp-R former industrial areas have become accessible, bike-friendly zones
• Close to De Grens supermarket and the expanding Strijp café/restaurant scene without paying city-center prices

Cons:

• Still feels semi-industrial and under construction; you're not buying into an established neighborhood yet
• Weekends can feel quiet—the area doesn't have the foot traffic or independent shops of older districts like Strijp-S proper
• Noise from the High Tech Campus, construction, and occasional events; it's not peaceful
• Pricier than comparable new builds in Tongelre or Stratum, partly because of the prestige address
• Limited primary schools within walking distance; most families bus their kids to schools elsewhere in the city
