• Sellingen town center (Hoofdstraat) has basic services: supermarket, butcher, pharmacy, school
• 20 minutes by car to Groningen city center via N33; train station in Sellingen itself on the Groningen–Leer line
• Very low property prices compared to urban areas

Cons:

• Car dependency is near-absolute; cycling distances to shops and services are long
• Sellingen train station has only a handful of trains per day; not viable for daily commuting
• Aging population and limited social infrastructure for families with young children
• Medical services beyond basics require a trip to Groningen
• Winter isolation: rural roads can become problematic, and darkness sets in early with little street activity
